 数据显示,2019年12月大温地区房屋共售出2016套,与去年同期的1072套相比,涨幅高达88.1%;但比起2019年11月的2498套却有所下跌,不过,12月挂牌出售的房屋数量比11月足足下跌了46.8%,而销量只是跌了19.3%,这足以证明2019年最后一个月大温地产的销售表现良好。

此外,大温地产协会主席Ashley Smith表示:“今年大温的房市比较反常。与往年春季房子更好卖的形势不同,2019年春季大温的房市较为低迷。下半年市场开始逐渐回升,房价方面则依据房型不同有2%至4%的下降。”大家可能都没料到大温地产在2019年的先抑后扬、淡季不淡旺季不旺这个状况。


2019年12月的售挂比为23.4%,独立屋为15.2%,城市屋为25.7%,公寓为32.5%。分析师指出,当这一比率持续下降至12%以下时,房价就会面临下行压力,而当这一比率连续几个月超过20%时,房价就会面临上行压力。

值得一提的是,2019年的最后一个月,大温地区总体基准价终于扳回到了百万以上!最新的大温房屋总体基准价是100.1万。


独立屋: 销量:599套(同比增长72.1%), 基准价格:$1,423,500

公寓: 销量:1053套(同比增长96.8%),基准价格:$656,700

城市屋: 销量:364套(同比增长92.6%) ,基准价格:$778,400

大温地产协会主席Ashley Smith分析指出:购房者的信心是决定2019年大温房市的重要因素。在第一季度,许多潜在买家处于持币观望状态,他们在等待价格对抵押压力测试、投机税等新税收和其他政策变化的反应。市场的信心从夏天开始恢复,决定了2019年最后一个季度看到了高于平均水平的销售额。



2020年大温房屋估价普遍下跌



2020 年BC Assessment 出爐了! 大温地区物业估价又是连续一年的调降。


BC 省物业估价处今日公布根据截至2019年7月1日的市场价值,对全省所有房产进行评估。在大温哥华丶弗雷泽谷丶从Sea to Sky Corridor和阳光海岸,总估值从2019年的约1.48万亿美元减少到今年的约1.41万亿美元。

下降反映了省政府和各市政府对住宅房地产的各种干预性税收政策的持续影响,以及全球贸易战丶低利率和抵押贷款压力测试。


BC评估副评估员布赖恩·史密斯(Brian Smith)表示:"低陆平原住宅房地产市场继续出现放缓迹象。"根据您的位置和物业类型,您将在 2020 年评估通知中体验到不同程度的变化。位于惠斯勒和彭伯顿的房屋估价会略有增加,然而其他地区的房屋估价值可能会降低。该区域更新评估的 186 亿美元来自新建筑丶分区和物业重新分区。

在温哥华市内,独立屋和共管物业(包括公寓)的平均评估价值现在分别为156.8万美元和686,000美元。独立屋下降幅度最大包括大学捐赠地(-16%)和西温哥华(-16%)。里士满的跌幅显着为14%,温哥华丶高贵林丶穆迪港和北温哥华则分别下跌11%。


在共管物业方面,西温哥华下跌10%,而伯纳比丶高贵林丶高贵兰港丶新威斯敏斯特及北温哥华区下跌9%。
