受供求关系的影响,大温地区1月的售出与挂牌比率(sales-to-active listings ratio)为18.2%。
其中独立屋11.6%;联排城市屋22.6%,公寓23.9%。分析师指出,当这一比率持续下降至12%以下时,房价就会面临下行压力,而当这一比率连续几个月超过20%时,房价就会面临上行压力。可能会随着供求关系的变化而持续上涨。12%-20%区间内,则属于平衡市场。目前来看,仍旧是联排城市屋和公寓在卖家市场上较占优势。
