数据显示，今年1月大温地区共售出住宅1,571套，较去年1月增长42.4%；较去年12月下降22.1%。不过，与十年历史同期平均值相比，仍有7.3%跌幅。

此外，大温地产协会主席Ashley Smith表示：“2020年伊始我们就看到了稳定的购房者需求，并且这一需求接近大温地区的长期平均水平。从房源供应上看，与往年同期相比，今年待售房屋的数量有所减少。随着越来越接近传统定义上更为活跃的春季市场，我们将密切关注房市的供应情况，以判断上市房屋数量是否与需求同步。”

受供求关系的影响，大温地区1月的售出与挂牌比率（sales-to-active listings ratio）为18.2%。

其中独立屋11.6%；联排城市屋22.6%，公寓23.9%。分析师指出，当这一比率持续下降至12%以下时，房价就会面临下行压力，而当这一比率连续几个月超过20%时，房价就会面临上行压力。可能会随着供求关系的变化而持续上涨。12%-20%区间内，则属于平衡市场。目前来看，仍旧是联排城市屋和公寓在卖家市场上较占优势。

2020年1月房屋销售统计汇总

独立屋
销量:439套(同比增长29.5%), 基准价格:$1,431,200, 与去年同期相比价格下降1.7%, 与过去6个月相比价格上涨1%。

公寓
销量:814套(同比增长45.6%), 基准价格:$663,200, 与去年同期相比价格下降1%, 与过去6个月相比价格上涨1.5%。

城市屋
销量:318套(同比增长55.1%), 基准价格:$782,500, 与去年同期相比价格下降0.7%, 与过去6个月相比价格上涨1.6。

2020温哥华十大最昂贵的房子
