地产局的报告指出,上月区内一共有2443宗成交,较5月份的1485宗成交增加了 64.5%,比去年6月的2077宗,上升了17.6%。上月成交总量比6月份十年平均成交量仍然低了21.9%。

上月一共有866间独立屋成交,较去年同月(746宗)多16.1%。城市屋上月成交472宗,按年升幅21%。至于公寓市场,成交宗数达1105宗,比去年6月的941宗,增加了17.4%。

大温地产局主席格伯(Colette Gerber)表示,地产经纪继续改善用新的科技和方法去安全地协助顾客来满足他们的买卖需求,"在过去3个月,买家和卖家都愈来愈适应可保持社交距离和采取其他安全措施下运作。"

大温区内今年6月一共有5787个经中央放盘系统(MLS)的新挂牌单位,这数量比去年6月多21.8%;较今年5月的3684个,多57.1%。

目前于系统内一共有1.1万多个大温单位在放售,总数较去年同月录得的1.5万个少23.7%。

格伯也指出,目前愈来愈多地产交易经由线上进行,经纪在考虑进行亲身到场展示单位之前,都会先协助准买家以视频形式预览房屋,先看平面图和提供更多高解度图片,他们也会先在目标单位区内驾车查看一下再做进一步的现场约看。

大温上月综合各类房屋的交易与挂牌比例为21.4%。按类别而言,独立屋的交易与挂牌比例为19.9%; 城市屋和公寓比例都在20%以上,分别为25.2%和21.3%。

一般而言,当交易与挂牌比例在12%以下一段时间,房价有下调压力; 而如果数个月维持都在20%以上,楼价会有上调的压力。

大温整体住宅6月的基准价是102.53万元,按年升幅3.5%。独立屋的基准价为146.42万元,较去年6月上升3.6%。城市屋上月基准价为79.08万元,按年升幅2.3%;公寓基准价达68.08万元,较一年前升3.6%。
