大温地产局(REBGV)近日公布了大温地区内7月份住宅楼市报告,大温地区的房屋买卖活动在7月超越了历史平均水平。


房屋销量:大温地产局记录到2020年7月共有3,128 笔住宅交易,比2019年7月的2,557笔交易增加了22.3%,比2020年6月份的2,443笔交易增加了28%。


上个月的销量比过去10年7月份的平均销量高出9.4%。

地产局主席 Colette Gerber 说:“我们今天看到是一年以来买卖双方被压抑的市场需求释放的结果。历史低利率和有限的市场供给增加了市场上购房者的竞争。”



挂牌量:2020年7月,共有5,948套独立屋,城市屋和公寓在MLS挂牌,相比2019年7月的挂牌4,613套增加了28.9%, 相比2020年6月的挂牌量5,787套增加了2.8%。


供给量:2020年7月,共有12,083套住房在MLS上出售,比2019年减少了15.1% (14,240套), 比2020年6月增加了5.8% (11,424 套)。



地产局主席 Colette Gerber 说:“安全依然是地产经纪的头等大事,我们会继续用新科技方式减少人与人的接触,采用虚拟模式让买卖双方获得足够的信息。”


售挂比:2020年7月份总体售挂比是25.9%。其中独立屋的售挂比是25.1%, 城市屋的售挂比是31.1%, 公寓的售挂比是24.7%。



通常来说,如果挂售比长期低于12%, 房价会有下降的压力。如果连续几个月高于20%,则房价会有上涨的压力。


房价走势:7月份温哥华地区各种物业的价格指数为103.14万,相比2019年7月增长4.5%,相比2020年6月增长0.6%。


不同物业类别的销量和价格

独立屋:

2020年7月份成交量为1,121套,比2019年7月的841套增加了33.3%。

独立屋的基准价格是147.78万, 比2019年7月增长了5%,比2020年6月份增长了0.9%。


公寓:

2020年7月份销售量为1,400套,比2019年7月的1,243套增加了12.6%。

公寓的基准价格是68.25万,比2019年7月增长了4.2%,比2020年6月份增长了0.3%。


城市屋:

2020年7月份销量为607套,比2019年7月的473套增加了28.3%。

城市屋的基准价格是79.77万,比2019年7月增长了3.7%,比2020年6月份增长了0.9%。




海天之路 Sea to Sky完整夏季公路旅行指南



疫情尚未结束,暑期不能远途旅行,不如就地去短途的自驾游吧!Sea to Sky Highway,翻译过来就是“从海洋到天空的高速公路”, 这条浪漫名字的弯曲的沿海公路,从温哥华出发,一路向北120公里处的惠斯勒 。


从太平洋沿岸郁郁葱葱的温带雨林中,道路曲折,起伏,直到它到达海岸山脉中最优越的度假城镇之一:惠斯勒。沿途景点不少,可以走走停停,随意玩耍。


1、林恩峡谷 Lynn Canyon Park

温哥华:16公里

惠斯勒的距离:120公里

徒步距离:1.1KM

用时:约1-2小时

如果您想在这座世界着名的吊桥上度过一段时间,那么最好当公园大门在早上8点开放时就到达那里,先沿着台阶下山,前住Twin Falls Bridge,这有个小瀑布,从瀑布前的小桥过河,沿着Baden Powell Trail步道慢慢上山,一路热带雨林的景色,走700米,就可以到Lynn Canyon Suspension bridge(林恩峡谷吊桥),这也是整个公园最精彩的地方。


2、香农瀑布Shannon Falls

温哥华:59公里

惠斯勒的距离:62公里

距离:450米


山脉两侧有许多瀑布,但其中一个比其他瀑布更有名。香农瀑布是不列颠哥伦比亚省的第三高瀑布,从超过335米高倾泻而下。香农瀑布距离斯阔米什Squamish非常近,旁边就是海天缆车。瀑布非常容易到达,有徒步步道通向观景区,有上下2个主要的观景台。这里有许多小径和观景点,从200米的基础小径到更高级的上部观点,可以在 30分钟左右玩完它。


3、海天缆车 Sea to Sky Gondola

温哥华:60公里

距离惠斯勒的距离:距离惠斯勒61公里


距离香农瀑布只有几百米,在哈布里奇山(Mount Habrich)一侧900米处乘坐 [大海至天空的缆车Sea to Sky Gondola]

紧挨缆车停车场的是大本营。大本营位于香农瀑布省立公园和标志性的史达摩斯酋长省立公园之间,沿着著名的海天大道提供了一个令人叹为观止的休息点。


4、加里波第省立公园上空的观光飞行Sea to Sky Air

温哥华:75公里

惠斯勒的距离:51公里


当你从温哥华出发,仅仅75公里后,你可以斯阔米什Squamishg休息第一晚,除了瀑布、峡湾和山顶的霞光,还可以用不太多的钱去美丽的海岸山脉和加里波第省立公园上空进行观景。与在落基山脉中心所经历的任何飞行游览大不相同,沿海山脉更加绿色,拥有更宽的山谷和更深的峡谷。


5、白兰地瀑布省立公园Brandywine Falls Provincial Park

温哥华:103公里

惠斯勒的距离:18公里

徒步:1.5公里往返

在加里波第北部,Brandywine瀑布不大,但非常令人印象深刻。 观景台是600米的上坡徒步,往返大约需要40分钟到1小时。由于水汽丰沛,一路上会有很多非常魔幻的深林场景,石头和树桩上布满了青苔,喜欢摄影的一定不能放过。


6、惠斯勒 Whistler

最后到达目的地 - 惠斯勒。这个有”小瑞士“之称的小城,坐落在壮观的海岸山脉中,距温哥华市以北仅两小时车程,是加拿大首屈一指的全年旅游目的地,两座雄伟的山脉环抱着一个生机勃勃的度假村、一流的滑雪场、四个锦标赛高尔夫球场、世界级购物体验、餐厅和酒吧、徒步旅行路线、水疗、还有可称得上是世界上最好的山地自行车公园。
